DISCOVER A BRAND NEW WAY TO A SMOOTH HOMEOWNERSHIP JOURNEY IN California WITHOUT THE ANXIETY OF MARKET UNCERTAINTIES
Thirty-four years ago, I married my husband while he was serving in the Marine Corps as a Lance Corporal.
I was a single mom, and even though we had big hopes for our future, we were struggling just to get by.
We were broke and living paycheck to paycheck. I worked in the service industry, moving from job to job, while we tried to pay rent and cover basic bills.
My child stayed with a daycare provider while I worked, and every day felt like a fight to hold everything together.
I remember the fear and stress of not knowing if we would ever get ahead.
Then one day, I looked at my son and made a promise to myself: I had to do better. I had to build a stronger future for him and for my family.
So I went back to school. I earned my bachelor’s degree in Behavioral Science and later my master’s degree in Business Administration.
Over time, I was blessed to launch a nonprofit to serve the homeless in California and also open an international school for children in Uganda.

Those experiences taught me that real change is possible when you have faith, a plan, and the courage to keep going.
Today, that is why I care so deeply about helping military families buy their first home.
I know what it feels like to worry about money. I know what it feels like to wonder what you can really afford.
And I know how important it is to make a decision that helps your family feel secure instead of stretched too thin.
I help military families who have uncertainty about what they can afford get the confidence to buy their first home without feeling house-poor.
If you are ready to take that next step, I would love to help you.

Sold a Single Family home in 2025 in San Marcos, CA.

"We are so grateful for JMG and all they did to coach us through the home selling process. We sold our first home in summer 2025 when the market was painfully slow. They reassured us, helped us price well, and helped us prep for the sale. They told us which projects to prioritize and which were not important. They helped us figure out the best furniture arrangement to maximize space. They gave us advice and opinions but let us call all the shots. They held multiple open houses during that slow market, communicated with colleagues, and followed up with people who toured the home. Finally, we found a wonderful buyer. It was quite the process and I'm grateful we had JMG and their team to help us."

Bought and sold a Single Family home in El Cajon, CA.

"JMG, thank you for helping me and my son purchase our first home. JMG has been consistent every step of the way! JMG was very prompt, followed up to ensure any issue or questions were resolved, and we're genuinely interested in helping me and others. It's delightful to work with JMG. I can honestly say, I will be working with JMG more in the future. Thank you again for getting us our dream home!!"

Sold a Condo home in Rancho bernardo, San Diego, CA

JMG helped me sell my previous property and purchase my new home. They facilitated all conversations between myself and the buyers/sellers so that my life was as simple as possible. They were happy to work around my 6 month old's schedule to make sure nap time was never disturbed. They managed to negotiate an over asking price and my home sold within a day. I absolutely felt like They had my family's best interest at heart. I would highly recommend Them (and already have) to others.

What are the first steps I should take when considering buying a home in California?
Start by assessing your financial situation, including credit score, savings for a down payment, and budget. Then, get pre-approved for a mortgage to understand your buying power.
This depends on your long-term plans, financial stability, and lifestyle preferences. Buying can be a good investment and offer stability, but renting provides flexibility and less responsibility for maintenance.
What should I know about the California real estate market before buying?
Research local market trends, such as average home prices, inventory levels, and the typical time homes stay on the market. This can vary greatly between urban areas like Detroit and rural regions.
How much down payment do I need to buy a home in California?
Typically, a down payment of 20% is ideal to avoid private mortgage insurance (PMI). However, there are programs available that allow lower down payments, even as low as 3-5%.
Are there any first-time homebuyer programs or incentives in California?
Yes, California offers several programs for first-time homebuyers, including down payment assistance and tax credits. Check with the State Housing Development Authority for current programs.
What are the key factors to consider when choosing a location to buy a home in California?
Consider factors like proximity to work, quality of local schools, neighborhood safety, local amenities, and potential for property value appreciation.
As a renter, how can I prepare for the transition to owning a home in California?
Start saving for a down payment and closing costs, work on improving your credit score, and begin researching different neighborhoods and types of homes that fit your budget and lifestyle.
What are the average property taxes in California, and how do they affect home affordability?
Property taxes in California vary by location. It's important to factor in these costs when determining the affordability of a home, as they can significantly impact your monthly budget.
How do I find a reliable real estate agent in California?
Look for an agent with experience in your desired area and a strong track record of helping buyers. Ask for referrals from friends or family, or search for agents with positive reviews online.
What are the common pitfalls to avoid when buying a home in California?
Avoid overextending your budget, neglecting home inspections, ignoring neighborhood research, and rushing into a purchase without proper due diligence. Take your time to make a well-informed decision.
